Zyon Grand is a large-scale mixed-use development at Zion Road in District 3, developed by City Developments Limited (CDL) and Mitsui Fudosan, with architecture by ADDP Architects. The project comprises two 62-storey residential towers connected by a sky bridge, alongside a 36-storey serviced apartment tower, Singapore’s first long-stay serviced apartments (SA2) component built within an integrated residential site, together with a retail podium and direct underground access to Havelock MRT Station.

The development totals approximately 706 residential units across a range of one-bedroom plus study to five-bedroom and penthouse layouts, sitting above ground-level retail, an early childhood development centre, and a supermarket. Upper-level shared facilities include a sky deck with 360-degree views and a sky bridge connecting the twin towers, in addition to standard podium level amenities, requiring vertical and horizontal coordination across three distinct towers of differing heights and building types on a single podium.

The combination of two high-rise residential towers, a separate serviced apartment tower with its own building classification, and a retail podium with direct MRT tie-in presents a coordination challenge typical of complex integrated developments, aligning structural grids, MEP risers, and vertical circulation across towers with different floor plate geometries and usage types, while managing interfaces with the adjoining transit infrastructure throughout construction.
