Parktown Residences is a large-scale mixed-use development at Tampines Avenue 11 in Tampines North, developed by Topaz Residential and Topaz Commercial, a joint venture between CapitaLand Development, UOL Group, and Singapore Land Group (SingLand). The development comprises multiple residential towers of up to approximately 30 storeys, offering around 1,193 units from one-bedroom plus study to five-bedroom layouts, integrated with retail podium space, a bus interchange, a hawker centre, and a community club.

The site is a regular-shaped parcel bounded by roads on all sides, positioned directly above the future Tampines North MRT station on the Cross Island Line, with the residential towers arranged across the site to balance unobstructed views and privacy for units above the shared podium. Beyond the residential and retail components, the development incorporates around 13,600 sqm of commercial and community space, including provision for a commercial school, layered above and around the transit interchange.

Integrating residential towers, a retail mall, bus interchange, hawker centre, community club, and direct MRT station connectivity within a single podium structure required close coordination between the residential superstructure, the commercial and civic components below it, and the below-grade transit infrastructure, aligning structural grids, MEP risers, and vertical circulation across markedly different building types sharing the same site.
