Union Square Residences

Union Square Residences is a 40 storey, 366 unit residential tower at 28 Havelock Road in District 1, designed by ADDP Architects for City Developments Limited (CDL). The tower forms the residential component of the wider Union Square mixed-use development. A redevelopment of the former Central Mall and Central Square sites into apartments, a Grade A office tower, co-living accommodation, and pedestrianised retail and dining, built on a 6,238 sqm site under a 99-year leasehold.

The project is the first in the Singapore River Planning Area to be approved under URA’s Strategic Development Incentive (SDI) Scheme, which allowed CDL to combine two adjacent sites into a single integrated development. The residential tower sits within walking distance of three MRT stations, Chinatown, Clarke Quay, and Fort Canning, with the development targeting BCA Green Mark Platinum (Super Low Energy) certification, the highest tier of Singapore’s green building rating.

Combining a single tower residential block with an office component, co-living accommodation, and street level retail on a site assembled from two separate land parcels under the SDI Scheme required coordination between residential, commercial, and retail elements with differing structural grids and servicing needs, while resolving the interfaces created by merging what were originally two distinct developments into one cohesive structure.
