JTC Chemicals Hub @ Tuas South is Singapore’s first high-rise, multi-tenanted development built specifically to house companies engaged in the manufacturing, blending, and distribution of chemicals, including those classified as Dangerous Goods (DG). The development comprises a Production Block and an Annex Block, with individual unit sizes ranging from around 148.8 sqm to 687 sqm, supported by 93 car park lots, 10 lorry lots, and 10 loading bays.
As a facility purpose built for DG chemical handling, the Hub incorporates safety compliant infrastructure shared across tenants, including enhanced fire protection systems, fire water retention tanks, and a centralised foam system, reducing individual tenants’ upfront capital costs and set-up time compared to standalone facilities. The Production Block is further split into solvent-based and water-based unit types, each suited to different chemical processing requirements, alongside dedicated cargo lifts and goods hoists sized for industrial handling.
Delivering a high-rise, multi-tenanted facility for DG chemical manufacturing and blending, a building typology not common in high-rise form, required BIM modelling and coordination across the shared fire protection, foam, and retention systems serving multiple independent tenant units, alongside FM-BIM implementation and consultancy to ensure the coordinated model could support the Hub’s ongoing facilities management once operational.
